Most sellers have no idea what they are actually paying to sell their home until they see it come off their proceeds at closing. So let’s put a real number on it, using a real Mesa County price.
First, one thing every seller should know: real estate compensation is always negotiable. There is no standard rate, no set rate, and no rule that says you have to pay a certain percentage in Mesa County or anywhere else. Anyone who tells you otherwise is not being honest with you.
What sellers typically pay here
In our market, the compensation to list and sell a home usually runs somewhere around 2.5 to 3 percent on the listing side. That is what I’d call typical. It is not required, it is just what most sellers end up agreeing to without asking whether it can be different.
At Greyhound Real Estate, my listing fee is 2 percent. Same full service, same marketing, same negotiation and support, just structured to leave more money in your pocket.
The real math on a Mesa County home
Our weekly market reports put the median sale price in Mesa County right around $423,500. Here is what the listing side compensation looks like on that price:
- Typical at 3%: $12,705
- Typical at 2.5%: about $10,590
- Greyhound at 2%: $8,470
So on a median priced home, my structure saves you somewhere between about $2,100 and $4,200. On a higher priced home, that gap grows even wider. That is money that stays in your equity instead of coming off the top at closing.
Why this matters more right now
Our recent market reports show homes taking longer to sell and buyers with more options than they have had in years. In a market like this, you may need to be a little sharper on price to compete. Starting with lower fees gives you real room to do that without giving away your bottom line. Every dollar you are not spending on compensation is a dollar you can use to negotiate, or simply keep.
What you are not giving up
Here is the part that trips people up. A lower fee does not mean less service. You still get professional photography, full marketing, pricing strategy, expert negotiation, and someone managing every detail from list to close. The savings come from how I run my business, not from cutting corners on yours.
That is what doing real estate differently actually means. You keep more of your equity, and you never wonder whether you overpaid to sell your own home.
